Every Good Listing Starts With the Right Intake
At EZ, no lead gets handed to an agent cold.
Before anything is passed along, our intake team spends about 45 minutes with the seller confirming ownership, loan balance, property condition, motivation, and reason for selling. They ask for photos, notes about repairs, and even title details.

Why Property Validation Matters
Bonnie shared a story that hit home for everyone.
She arrived at what was supposed to be a “clean, move-in ready” home — only to find 11 people, two dogs, a cat, and smoke damage so bad she needed Lysol to get through the tour.
The investor who owned it had never even seen the property.
The lesson? Never list or price a home you haven’t validated yourself.

The 4 EZ Programs That Fit Every Seller

Cash Offer (70% Rule)

- EZ’s target is roughly 70% of the property’s value minus repairs and fees.

How to Explain As-Is Value vs. ARV Without Confusing Sellers

Erika asked for a clearer breakdown during the call, and Robert explained it this way:
“If the home is worth $1,075,000 as it sits, and we’re offering 70% of that, that’s $850,000.
After repairs, it might be worth $1.35M — but we never promise that number up front.”
That kind of clarity helps sellers understand you’re not guessing, but rather guiding and evaluating using your expertise within the context of market conditions.
Transparency Wins Every Time
