Investor Listings: Step-by-Step for Agents

When an investor submits a property to the platform, Adam handles the paperwork. He signs the listing agreement (or, in some states, the seller also signs) and sends the agent everything they need:

  • Purchase and sale agreement

  • EZ addendum (10% Buyer Premium)

  • Instructions for MLS

The agent’s job is simple:

  • Schedule professional photos

  • List the property on MLS with the EZ addendum

  • Follow up with Adam if anything is missing or not done (not the seller)

This creates a consistent, repeatable process so every listing is handled smoothly.

Commission Breakdown: 10% Buyer Premium

Investor listings use a 10% Buyer Premium. Here’s how it’s split:

  • 3.5% – Listing agent

  • 2.5% – Buyer’s agent

  • 3% – Investor spread

  • 1% – EZ Platform

When we refer a listing to an EZ Agent, EZ will earn a 25% referral fee.  This is why we recommend using a 3.5% split for the listing agent.

When Agents refer an REI lead to us and we get the deal closed on EZ, the referring agent will receive a 25% referral fee from:

  1. The platform fee (1%)

  2. The investor buyer premium (3%)

Even after referral fees, agents come out ahead compared to a standard 3% listing. One $500,000 deal returned more than $22,000 to the referring agent.

State Rules: Who Signs the Listing?

Most states allow the investor to sign the listing agreement. A few require the seller to sign. In those states, the seller signs the listing, and EZ uses a novation agreement before offers are accepted. This keeps the process compliant while protecting commissions.

Listing Strategy: Timing and Exposure

EZ investor listings are entered into MLS at the contracted price (not below-market “wholesale” pricing).

  • Listings go live on Thursdays for maximum exposure

  • This syncs with MLS syndication across thousands of sites

  • Open houses run on the weekend while traffic is highest

This strategy ensures strong visibility and gives listings the best chance to move quickly.

“Shock the System” for Stale Listings

What if a listing isn’t moving? In a buyer’s market, one tactic is to Shock the System:

  • Drop the price 15–20% below market value

  • Add a 10% Buyer Premium

  • Relist on EZ with transparency

This strategy creates urgency, resets buyer interest, and has already led to multiple closings in markets where homes were sitting unsold.

Why This Works

Investor listings succeed on EZ because the structure is simple and transparent:

  • Protects investor net without cutting commissions

  • Pays agents fairly with built-in premiums

  • Gives sellers clear, side-by-side options

  • Creates real competition without gimmicks

  • Revives “dead” leads into closings
