Investor Listings: Step-by-Step for Agents
When an investor submits a property to the platform, Adam handles the paperwork. He signs the listing agreement (or, in some states, the seller also signs) and sends the agent everything they need:

The agent’s job is simple:

Schedule professional photos

List the property on MLS with the EZ addendum

Follow up with Adam if anything is missing or not done (not the seller)
This creates a consistent, repeatable process so every listing is handled smoothly.
Commission Breakdown: 10% Buyer Premium
Investor listings use a 10% Buyer Premium. Here’s how it’s split:

3.5% – Listing agent

2.5% – Buyer’s agent

3% – Investor spread

1% – EZ Platform
When Agents refer an REI lead to us and we get the deal closed on EZ, the referring agent will receive a 25% referral fee from:

The platform fee (1%)

The investor buyer premium (3%)
Even after referral fees, agents come out ahead compared to a standard 3% listing. One $500,000 deal returned more than $22,000 to the referring agent.
State Rules: Who Signs the Listing?
Most states allow the investor to sign the listing agreement. A few require the seller to sign. In those states, the seller signs the listing, and EZ uses a novation agreement before offers are accepted. This keeps the process compliant while protecting commissions.
Listing Strategy: Timing and Exposure
EZ investor listings are entered into MLS at the contracted price (not below-market “wholesale” pricing).

This strategy creates urgency, resets buyer interest, and has already led to multiple closings in markets where homes were sitting unsold.
