Action Plan for Investor-Friendly Agents

  • Present all three exit options. Show the investor side-by-side numbers for:

    1. Cash offer

    2. Novation

    3. EZ Listing with Buyer Premium
      Let them choose based on what meets their net and timeline.

  • Run the math in real terms. Example from the session:
    Property value: $325,000
    Buyer Premium: 10%
    Contract price: $357,500
    Outcome: Both agents paid in full, investor keeps their full target profit.

  • Build in a safety net. Even if there’s only one offer, the investor still hits their net because the premium is part of the list price — not dependent on bidding wars.

  • Price competitively and use MLS exposure. Combining a sharp list price with the premium can drive quick offers. One property in this setup went under contract in 3 days.

  • Have clear language for buyer’s agents. “The commission is already in the purchase price. Your buyer isn’t paying more out-of-pocket.”

  • Revive dead leads. If a cash offer gets turned down, pivot to this listing setup. Many investors will say yes because it meets their net without more repairs or carrying costs.
