Market Update: Mortgage Applications On the Rise!
Robert opened with urgency: mortgage applications just hit their highest point in a year. With rates dropping into the sixes — and possibly the fives by year-end — buyers are moving. His challenge to agents: “Strike while the iron’s hot.”
Rate Buydowns and Buyer Premium
Robert explained how Buyer Premium can help buyers buy down their mortgage rate into the mid-threes. He called it “life changing,” and reminded the group this is the kind of tool that can move hesitant buyers back into action.
Kenneth’s Calculator Breakthrough
Kenneth admitted he was overthinking the Seller Net Calculator until Michelle showed him it puts both traditional and EZ numbers on one page. His words: “Everything I need to explain to my client is right there at once.” That moment shifted his approach to listing presentations.
HUD Made Simple
Kenneth also asked about HUD. Joy explained why commissions show on the seller side even when Buyer Premium covers them. The seller’s net doesn’t change. Kenneth’s reaction: “Now I’m lockstep.” It was the clarity he needed before heading into two listing appointments that weekend.
Using Proof to Beat Imposter Syndrome
Robert stressed that agents don’t need to wait for their own wins to start talking to sellers. Use the success EZ has already documented: Alton’s open house with 175 buyers in the rain, Quinn’s seller who netted $200K above market, or luxury sellers saying yes on the spot. Sharing those videos, testimonials, and screenshots gives instant credibility and breaks through imposter syndrome.
Joy’s Luxury Seller: “I’m Not Stupid”
Joy recounted her call with a Dallas seller who owned two million-dollar homes. After hearing the EZ program explained, his response was: “I’m not stupid. Why wouldn’t I do this?” It’s a reminder that when the value is explained simply, sellers don’t need convincing.
FSBOs, Expireds, and Canceled Listings
Terry said she plans to start with FSBOs and expireds, since those sellers are already frustrated with the traditional system. Robert added that canceled listings and pre-foreclosures are also strong targets. Erica agreed: “It’s already happening. Buyers have always funded the commission — this just makes it transparent.”
Transparency That Drives Offers
Quinn’s buyer once said: “I’m not losing this house over $10,000.” She went $17K over her budget because transparency made the process competitive and real. Robert reminded everyone: transparency lets buyers dictate the price, which means more offers and stronger nets for sellers.
Prospecting Discipline
Melvin shared his system of 200–300 calls a day using Mojo Dialer. He talks to about 30 people daily, targeting expireds, cancels, and pre-foreclosures. His consistency shows how pipeline is built. Robert noted: “That’s why some agents are successful and some aren’t.”
Support and Role Play
Robert announced new weekly role play sessions for objection handling and scripts. He told agents: “If you get stuck, call us. We’ll answer the phone.” The community reminded each other that they don’t have to do this alone.
