This week’s coaching tackled three areas every agent needs to master right now: writing the listing agreement correctly, making disclosures clear to sellers, and preparing for opportunities with REOs and bank-owned properties.

Open House Results: 62 Visitors, 3 New Listings
EZ Agent Raymond Plummer held an open house that brought in 62 people and produced 3 strong seller leads. His approach combined old-school hustle with modern tools:
5-Day Social Media Countdown: Instagram reels, Facebook posts, and a final-day “countdown” video kept attention building.
Email Campaigns: A “Zip Your Flyer” blast reached 16,000 agents. 12,000 opened. That’s visibility you can’t buy with a yard sign.
Neighbor Preview: A private 10–12 session for neighbors gave those already interested a first look. Fourteen came through, including one potential seller.
On-Site Lender: Partnering with First Citizens Bank helped three buyers get prequalified on the spot.
Lessons Learned
Raymond admitted he missed opportunities too. In the rush of 60+ visitors, he didn’t log every conversation or capture agent recruiting opportunities. His takeaway:
Carry a notepad or use detailed feedback forms
Capture video and photos — even if you delegate it
Slow down enough to have real estate conversations, not just tours
Why Sellers Care
The biggest proof of value isn’t just offers — it’s traffic. When sellers see dozens of buyers come through, they gain confidence in the process. As Robert Climer reminded us:
“Even if the final number isn’t what you hoped, the market has spoken. Sellers feel reassured when they see that kind of action.”
Best Practices for Agents
Always bring a lender. Prequalified buyers are the strongest leads you can walk away with.
Prep your seller for reality. Categorize their home (turnkey, good, fair, investor-level) and set expectations accordingly.
Get the first offer on the platform. One offer creates urgency and attracts others.
Don’t leave without asking for reviews, testimonials, and referrals.
Stay Connected
The best way to keep learning and stay plugged into new ideas is through our agent communities. Join the conversation, share your wins, and get feedback from peers who are building with EZ every day:
You don’t have to figure this out alone—connect with other agents using the same tools and scripts, and you’ll always have a place to turn for answers and support.
