Step-by-Step: 30-Day Listing Challenge

  1. Pick your target: Past clients, niche communities, or a farm list from your title company.

  2. Week 1: Drop off 25 basic CMAs in clear door hanger bags. Leave your card, a flyer, and a brief value prop.

  3. Week 2: Return with an upgraded CMA + printed Seller’s Guide + Marketing Plan.

  4. Week 3: Bring the “3rd touch” gift bag. Include a small seasonal gift + your full listing toolkit (CMA, book, seller guide, QR codes, etc).

  5. Record a video recap: Short 1–2 min video explaining the CMA. Text it to homeowners who didn’t answer.

  6. Follow up: Call or DM 1 week later to check in and ask if they know anyone considering selling.

  7. Optional: Retarget this audience with Facebook ads using a Custom and Special Ad Audience.
