Creative Wins (Mike Nicolai’s Incredible Deal)
What happens when you combine experience, creative thinking, and the right tools?
You get the kind of win Mike Nicolai just pulled off.
After weeks of working on a tricky listing, Mike figured out how to make the deal work by structuring a deal that helped both the buyer and seller walk away happy. The buyer couldn’t qualify at the premium price, but Mike used the buyer premium to buy down the rate, and the buyer sweetened the deal by offering a mobile home to the seller (who is also an agent)
The result?
- $405K offer
- 10% Buyer Premium
- A mobile home deeded to the seller
- A total value around $430K
- Mike double-sided the deal
- The seller – an agent – has now switched to Mike’s brokerage.

How to Get More Listings with the Buyer Premium Value Add (FSBO Pitches)
Katt reminded agents that FSBOs commonly object to agent pitches with, “Just bring me a buyer.” Now EZ agents can. With 0% listing commission and buyer premiums that improve affordability, agents offer something other callers can’t.
“I just used this to help a buyer make an offer they otherwise couldn’t, without the seller reducing their price. Want to know how we did it?” That’s the kind of pitch FSBOs listen to.

Video Hooks + Tips for Grabbing Attention
Katt emphasized how important the first 3 seconds are in hooking a viewer to watch the rest of your video content.
Instead of explaining the ABCs of the EZ Platform, open with something that matters to the viewer:
“Want to know how I helped a buyer get a home they couldn’t afford before?”
“Here’s how my seller got more buyers without dropping price, AND paid 0% commission.”
Then show the benefit fast.

Sucker Pricing: What to Watch Out For
Greg Bilbro and Ace Tejada discussed how shady investors use “sucker pricing”—offering a high price just to lock sellers in, only to renegotiate down at the last minute when the seller has no choice but to oblige. Ace and Greg’s advice? Be patient. Build trust. You’ll be the one they call when it all falls apart.
The Rule of Affordability
Robert Climer summed it up best:
“In 2025, the most important thing isn’t the cost of the home…it’s the payment.”
